SCREENING CRITERIA

The resident selection criteria are used by General Capital Management to uniformly evaluate all potential residents to protect our communities from negligence and ensure the health, safety, and welfare of all residents. All residents must comply with the  following criteria. 

2024 Updated Information:

Deadline to submit completed applications (tenant & cosigner) is April 1st! If you do not submit the applications by this time – you will be waitlisted and run the risk of not having housing for the following year.

 

Leases will be sent out on a rolling basis, starting March 16th. Leases must be electronically signed by both tenant and cosigner and returned with a security deposit within 1 week of being issued. Leases outstanding more than a week will be cancelled and applicants will be moved to a waiting list.

 

Triple bedrooms are available for Freshmen & Sophomores (under 60 credit hours).

 

Juniors & Seniors may be placed on a waitlist for a triple bedroom by answering the bedroom-type question on the application. You will be sent a lease for a double. If a triple becomes available an amendment will be sent to you.

 

To be eligible for exemption from MIAD affiliated housing, you must meet one of the following criteria: 

-              Have 60 or more credit hours.

-              Be living with family (within 45 miles of MIAD).

-              Be 21 years or older (at the start of the first day of classes).

-              Married.

-              Veteran.

-              Custodial Parent.

Tenant Applicants:

  1. Applicant must provide a Cosigner.
  2. Applicant must complete an online or written application. 
  3. Applicant must fully complete all portions of the application or provide an explanation acceptable to the landlord as to why you did not complete all portions of the application. 
  4. If Applicant is under age 18, a parent or legal guardian must sign rental application.
  5. Applicant must use legal name that matches photo ID.
  6. Applicant must use a different email address than their high school email address for application. This email address will be used for all communication from Two50Two moving forward.
  7. Applicants, over the age of 18, must provide a government issued photo identification and social security number. 
  8. If not a US Citizen, provide student visa, including form I-20: Certificate of Eligibility for Nonimmigrant Student  Status and form I-94: Arrival and Departure Record
  9. If using a financial aid award, Applicant must provide proof from the financial aid office of their respective educational institution indicating that funds will be available, after tuition and fees, to pay for all rent.
  10. If applicant can provide documentation of available funds & pay housing cost in full prior to occupancy, Cosigner requirement will be waived. 
  11. The Cosigner requirement will be waived for lease terms less than 12 weeks. 
  12. If as a previous tenant, you owe back rent or had poor payment history, you will be denied.
  13. Applications for residency will be denied if you are currently delinquent to a previous landlord. Applicant cannot have more than three late payments or two returned checks for rent in the most recent 12-month period. Anyone with an outstanding balance owed to a previous landlord must show proof of payment, in full, to be  considered as having acceptable rental history. 
  14. If an eviction action has ever been filed against you, regardless of the outcome, you will be denied rental.
  15. Any negative reference from prior landlord will cause you to be denied rental. 
  16. If you do not provide requested documentation or misrepresent any information on the application, you will be denied. 
  17. You must pay a security deposit in full at time of the rental agreement signing.

Cosigner Applicants:

  1. The co-signer, in consideration of Landlord renting the premises to the Tenant Applicant and other good consideration, absolutely, unconditionally, and irrevocably guarantees the full and complete performance of any, and all covenants and obligations under the Residential Rental Agreement. These obligations include, but are not limited to, the payment of rent, late fees, security deposit, utilities, reimbursement for any property damages, re-rental costs, repair costs and any, and all other charges that become due and owing under the Residential Rental Agreement or through any legal action. 
  2. The Cosigner must be: (1) the parent or another person having legal custody of the Tenant Applicant, if the Tenant Applicant is under the age of 18; (2) the designee of such parent or another person having such custody, with written permission of the parent, or (3) another person related to the Tenant Applicant. Cosigner must be at least 25 years of age and be employed for at least six months in their current job. 
  3. Cosigner must complete an online or written application. 
  4. Cosigner must fully complete all portions of the application or provide an explanation acceptable to the landlord as to why you did not complete all portions of the application. 
  5. Cosigner must provide a government issued photo identification and social security number.
  6. Cosigner must provide employment and income information. The Cosigner must have acceptable credit history. Background and credit checks will be waived on cosigner applications under the following conditions: You have been the cosigner for a previous Two50Two tenant, you are in good financial standing and will be paying rent prior to occupancy, and you and your Tenant Applicant have had no previous breaches of the lease.
  7. If as a previous tenant, you owe back rent or had poor payment history, you and your Tenant Applicant will be denied. 
  8. Applications for residency will be denied if you and your Tenant Applicant are currently delinquent to a previous landlord.
